Shy bairns get nowt
This building was office space that was advertised To Let. At a time when businesses were still encouraging staff to work from home there were no signs of this space being taken so we asked the agent if the owner would sell. It was a YES!
As this area was undergoing regeneration and other commercial space had already been converted to residential we were confident that we would get planning permission and be able to create a stunning new home.
This was a Grade II listed building so we worked closely with a local architect and in collaboration with the local authority and the listed buildings officer. It was important to us to retain original features and bring the building back to its former glory.
We converted the space to a 2 bed ground floor flat with bonus basement media room and storage, and a 2.5 storey maisonette with 3 beds and 2 baths.
Having lived through lockdown we recognised the importance of having outdoor space and we were able to create a private courtyard garden for the ground floor and a roof terrace for the maisonette.
This was a big project. Balancing building regs with the requirements of the listed buildings officer was sometimes challenging and always time consuming. The conversion was done to as close as new build regs as it could be and required the installation of MVHR system for each flat, thermal efficient secondary glazing, and more acoustic insulation than you can shake a stick at!
But the end result is 2 quality homes. With this particular project we decided to sell the first floor maisonette and keep the ground floor flat which we are operating as serviced accommodation.
This project featured in an issue of Your Property Network.
